Investment Residence Permit Application Service
The Georgian investment residence permit is granted on $300,000 or more of qualifying property or business investment. It runs five years at a time, exempts you from the Special Labour Permit, and reaches permanent residence in five years rather than ten. Here is what qualifies as investment and how the application works.
- Business owners and founders
- Serious property investors
- Applicants whose goal is permanent status
- Families relocating together
- Threshold
- $300,000
- Permit term
- 5 years
- Labour permit
- Exempt
What this unlocks
Exempt from the labour permit
One of only two residence categories that is. Work, found companies and draw income with no separate authorisation, and no annual renewal of it.
Five years, not one
The renewal cycle disappears almost entirely. For anyone tired of annual filings, this alone justifies the gap.
Permanent residence in half the time
Five years against ten on every other temporary permit. If permanent status is the actual goal, this is the argument.
Business investment qualifies
Not only property. Capital that does something counts, and is worth structuring before the money moves.
What makes this different from the property permit
Three things, and together they are worth considerably more than the price gap suggests. The term is five years rather than one, which removes the annual renewal cycle entirely. It carries an exemption from the Special Labour Permit introduced in March 2026, so you can work, found companies and draw income here without separate authorisation, whoever your clients are. One of only two residence categories that can say that. And it shortens the path to permanent status to five years, where every other temporary permit takes ten.
- $300,000 in qualifying property or business investment
- Five-year permit, renewable
- Exempt from the Special Labour Permit. You may work without further authorisation
- Permanent residence or an indefinite stay permit after five years
- Family members included
What counts as qualifying investment
Property at or above the threshold is the straightforward case and the one most applicants use. Business investment also qualifies, and there turnover conditions attach. The permit is designed for capital that does something, not capital that sits. Because the business route turns on the specifics of what you are putting money into and what it is expected to generate, it is assessed case by case rather than against a checklist, and it is worth structuring before you invest rather than presenting afterwards.
The labour permit exemption is the sleeper benefit
Since 1 March 2026 a foreign national who employs staff here, or who invoices Georgian clients as an Individual Entrepreneur, needs a Special Labour Permit, applies through a separate ministry, waits 30 days for a decision, and renews it. So does anyone taking the work or IT residence permit route. Investment permit holders do none of that. For someone who intends to run a business here, the exemption alone removes an entire recurring administrative process and the risk of it failing at the wrong moment, which, given that a lapsed labour permit undermines the residence permit that depends on it, is a structural advantage rather than a convenience.
Five years to permanent status, not ten
The standard path to permanent residence is ten years of temporary residence, raised from six in 2021 and frequently still misreported as six. Investment permit holders reach it in five, and can also access the indefinite stay permit on meeting the turnover and retention conditions. For anyone whose actual goal is permanent status rather than a card, that halving is the substantive difference between this permit and the $150,000 property route, and it is the reason the arithmetic often favours the larger investment.

Investment permit or property permit?
Frequently asked questions
A five-year Georgian residence permit for foreign nationals investing at least $300,000 in Georgian property or business. It is the only mainstream route that carries an exemption from the Special Labour Permit and a five-year path to permanent residence.
$300,000. Unlike the property permit threshold, this one was not changed in the 2026 reforms.
Yes. Investment permit holders and permanent residents are the two residence categories exempt from the Special Labour Permit introduced on 1 March 2026. You can work, found companies and draw income without separate authorisation, whoever your clients are.
Five years, against ten on every other temporary permit. That halving is usually the strongest argument for choosing this route over the $150,000 property permit.
Yes, and turnover conditions attach. Business investment is assessed case by case rather than against a checklist, which is why it should be structured before the money moves, not presented afterwards.
Yes. Spouse and children can be included, on the same investment. We handle the dependent applications alongside the principal one.
No minimum stay is attached to the permit itself. Note that permanent residence and citizenship do have presence expectations, so if the plan runs that far, days matter even though they do not for the permit in front of you.
It is the closest thing, though Georgia does not use the term. People apply "golden visa" loosely to both this and the $150,000 property permit, which muddles two genuinely different products with different terms, different exemptions and different paths to permanent status.
Our fee is $450, the same as the standard work route, and it is published rather than quoted. Government fees on top are $115–230 depending on the processing track, plus $23 for the card. A structured business investment rather than a straightforward one may need legal work beyond the application itself, which we quote separately and before it starts.
The permit rests on holding it. Disposal removes the basis and renewal fails. If an exit is on the horizon, the conversation about what replaces the permit needs to happen before the sale.
